• Assam House is available all year round, with short breaks available as indicated on the tariff. Short breaks are not available during school holidays/public holidays or race meetings unless shown on tariff.
• Access to Assam House is after 3.00pm on the day of arrival and we ask you to vacate the property no later than 10.00am on the day of departure.
• Arrangements for access to Assam House will be forwarded near to your date of arrival.
• We do not accept party bookings (e.g.: Hen/Stag parties/Corporate or for Race Meetings) at Assam House. We have to respect the fact that Assam house is situated in a residential area. We want our guests to have a good time but if, for you, that means being louder than acceptable then please do not book this house!
• We reserve the right to evict guests who cause noise, damage or disruption and in such circumstances no refund will be given.
• We operate a strict NO SMOKING POLICY in the house and NO PETS are allowed.
• All equipment within the house should be used in accordance with the manufacturer’s instructions. These are located within the house. In the event of any equipment not working correctly, this should be reported immediately. An emergency contact number is located in the house. Please report any damage or breakages that occur during your stay, prior to your departure. We do not ask for a damages deposit but would expect all breakages to be paid for.
  
• We do not accept liability for accident or injury within the property. No responsibility will be accepted for loss or damage to property or vehicles whilst in the property or grounds. Any damage to the property that is not fair wear and tear will be charged to the person making the booking.
• We request that our guests treat the neighbours with respect and that cars are parked sensibly.
• We retain the right to enter the accommodation at any reasonable time and will always endeavour to arrange with guests in advance.
• Any items requiring maintenance, repair or replacement will be taken care of as soon as possible, however we cannot accept responsibility for delays beyond our control.

Deposits/Payment

• At the time of booking we request a deposit of 50% of the cost of your stay with the balance to be paid 4 weeks before arrival.
• If the client does not pay the balance of the fee at the requested time we reserve the right to cancel the booking. In this event the deposit will be forfeited.
• We ask for payment by cheque or bank transfer. We are able to take credit/debit cards but there is a handling charge of 3%.
• If you are booking your holiday/short break less than four weeks before arrival we ask for full payment at the time of booking.
• No reservations can be confirmed until the requested deposit has been received.
• Payment by cheque can only be made if booking more than 10 days in advance.
• All prices are shown in pounds sterling.

Cancellation Policy

• You are legally bound to pay for accommodation once booked and we recommend private holiday insurance. It is, however, our policy to make every effort to re-let accommodation, sometimes for fewer days, and we will refund as follows.
• In the event of you needing to cancel your holiday/short break the following terms will apply:

a. If we are able to re-let the house for the full period of your booking then we will refund the full cost of your stay less an administration charge of £10.

b. If we are able to re-let the house for only part of the period of your booking then we will refund the full cost of your holiday less the deposit paid.

c. If we are not able to re-let the house for the cancelled dates, no refund will be made and the liability will need to be held by your Holiday Insurance.

d. In the event of unavoidable cancellation by the owners, the liability of the owners will be limited to the full refund of monies paid.
